Property Taxes

A key factor in homes for sale in Louisiana is property tax. In Louisiana we are afford a Homestead Property Tax benefit. The first 75k of property value is excluded from property tax base throughout the state of Louisiana. In some parish in Louisiana the tax millage is higher than others. A Realtor can help you with figuring the amount of your property tax.

Many new investors in the New Orleans area are not aware of the tax exemption. You must live in the property in order to qualify for the exemption. Secondly, you have to notify the local tax assessor office of your eligibility.

If your property tax is not paid on time, the property will immediately go to tax sale. You have three years to pay the back tax, penalty and interest to bring the property current.

Question of the Day


Today was a typical day; probably no different from most Realtors. When in the introduction stage of any relationship typical comments are passed along. When just about everyone I meet on the street finds out you’re a Realtor the question pops up. How’s the market? This part is typical. Now the hard part, do you say it is a tough market or it just great?

Here is an answer I was using. I always would reply with it is time to buy. Back to that in a moment; the other day I attend a workshop where the speaker was a representative for Realtor.com. He brought an interesting way to saying the same thing.

The first thing he mentions is to smile. I like many of you have not had much to smile about lately. Between the increases in insurance, property taxes and tougher lending practices it has been tough. This basic marketing tip has always been almost common sense to me. People do see it and understand if things are not well. I like to think I always have and will practice smiling. Secondly, this is the response to try: Answer the question of how is the market, with thank you for asking me. You must think I am smart and successful for you to ask my opinion. That would be a correct assumption. Finally, the response should end with this market is providing a great opportunity for both seller and buyers alike.

Now compare to the way I was saying the same thing this just appears to make more sense. Hopefully this may help you the next time you are ask how’s the real estate market doing. How do you answer this interesting question?

Today is the end of the voter registration in Louisiana. This is one of the most important elections. It is our right to vote. It has been paid for and currently being paid for. We are free people and a free nation. On November 4, 2008 the election is part of the process. You cannot complain if you do not vote.

When purchasing investment property one of my businesses philosophy as well as personal rules are to buy locally. When investing in real estate with my own money I have and will always purchase property that I can reach within 15 minutes. I have owned property that was only a 45 minute drive which turned out very bad. One way a 45 minute drives to check a plumbing issue or pick up a rent, not fun and who has the time.

With this said the reason I am posting today is investors purchase several properties in the greater New Orleans area after Hurricane Katrina. Some three years later these investors are still holding a great majority of these properties with nothing to show for them. I have investors from Californian, Rhoda Island, Ohio, Nevada and Florida. All thought that they had hit the Powerball. The problem now is the economy and the rebuilding of New Orleans has not gone as smooth as anyone would like. All are facing foreclosure and/or just sitting on these properties until things change.

One thing all these investor have in common is that they did not deal with a local realtor who knew the area where they were purchasing. The other is the distance from their office to their investment. A lot of money was to be made in the aftermath of Hurricane Katrina but many are still feeling the effects of the storm.

Pumpkin Patch Tips Tuesday, Sep 30 2008 

It’s getting to be that Time of Year

I am starting to see to see the signs of Fall and the upcoming holiday season. If you go to Home Depot, Sams or Wal-Mart just take a look around. Closer to Destrehan there is a pumpkin patch farm. For years my kid’s schools have made the annual field trip to Montz Pumpkin Farm and Hayride. Located at 17834 River Road, phone 985.652.3672.

Some tips for your Pumpkin lasting thru out the season.

  1. Try to pick off the vine
  2. Find a Pumpkin with as few as possible soft spots which will help with rot and mold
  3. Carving pick a large Pumpkin
  4. Don’t carry your Pumpkin by the stem
  5. For Pumpkin Pie chose a small one
  6. Keep the Pumpkin in an undisturbed, cool and dark place once home for cure. This will toughen the rind and prevent rot.

Of course keep safety in mind when at the Pumpkin Patch.

Client Ask the Question

 

I was visiting with a client this after noon on a listing appointment and the question came up. No not the commission or pricing question but will a buyer be able to close the loan? My repeat client wants to sell his home in Ormond Estate in Destrehan LA. They are fortune enough to have purchased the home in the recent past few years and may even make a little money when all the dust settles. Since May, I have had five deals died painful deaths due to banks not lending money. All five clients had good credit (above 650) and able to pay down payments. Still we were not able to close these deals. I have been saying along it is the banks who do not want to loan out the money. Well here we are with this mess on our hands. To top it off the people in DC don’t want to do anything. I do not agree with the bailout but sometimes we have to look out for other people and try to help.


My answer to my client was I honestly don’t know. What has been your recent experience with deals not able to close? To give you some insight on the five deals’s all were investment type properties.

Business Philosophy

Recently I read an article in Realty Times. The article by Denise Lones titled What’s Your Business Philosophy? The article got me thinking about some changes in my current firm. In times of change such as this real estate market is seeing we need do need to make some changes. Some changes may include not taking over price listings, disclosure (in this or any market) ALL know problems of the property. In times like this do we change our principles – NO! Is our business philosophy a reflection of us? YES.

Higher standards need to be practice not only with Sellers, Buyers but also the Broker whose Client is – The Realtor.

I have many guidelines I live by in business. In investment property (these apply for me as well as my client):

  1. In Southeast Louisiana I will not purchase a property with a flat roof.
  2. Unit with less than 3 bedrooms
  3. With a negative cash flow

In the Real Estate Brokerage:

  1. Take over price listing
  2. I will be in constance communication with my clients, usually via email
  3. I will not drop what I am doing just to go see what a Client needs. I have one client in the past that wanted to call me at 11PM just to see what is going on with their listing.
  4. Cut my Commission.
  5. I will Disclosure all know defect of a property. Recently this is happening, more and more. During inspection such defect are noted. The buyer backs out of the deal. The Seller then does not want to disclosure the know defects exposed.

Whether these points fit you or not is not the point but you need to stand for something and this is where your philosophy will help you. You need to be flexible and change with time but not with the wind.

In addition, part of my philosophy is staying current with technology. I feel we all can relate to this one.

Well now the fun really begins. We will be dealing with a Claims Adjuster on my personal property in Destrehan LA on Sunday afternoon. After Hurricane Katrina, I learned so much about these types. What I learned, have receipts for all items already paid for and estimates in writing for work to be done. Here are a few tips:

  1. Have access to the property. If you’re not going to be there, reschedule the appointment. They will only see what they want and miss most of your claim.
  2. Estimates of the work will give them a guide of actual cost at today’s rates. Many adjusters are not from your area and simply don’t know what the cost basis are other than what is given to them.
  3. Have all receipts for expenses already paid, make copies and give it to the adjuster.
  4. Don’t settle fast. It may seem fair but to settle fast is a sure way to get screwed. One adjuster offer 12k for a claim. At first I thought this is fair. I call a contractor and he stated the cost was 25k to complete the repairs. When I told the adjuster he said ok I will give you 24.5k. No hesitation or argument.
  5. Don’t except patch work. The adjustment is to make you whole. It must be fair or else you will pay out of pocket.
  6. This was fun, try to get a phone number of the adjuster. I found you could never get a straight answer on this. They usually give you an 800# that is a voice mail. Yet, the claim they will treat you fairly.

I guess not all adjusters are bad but after Katrina there are so many similar stories. We pay our insurance premiums and when it comes time to pay they try to low ball.

Active Rain is like Pre Game


 

Each and every morning the first things I do are fire up the computer and start a pot of coffee. I open my emails and Active Rain on my dual monitor computer system. Each and every day I start with Active Rain. I check on previous post and their comments. Then I comment on my subscription poster that I follow. How is this like pre game? Whether you played Football, Baseball or Golf you have a warm up routine that you follow. Well my Pre Game is Active Rain. I have state how I spend about 30 – 45 minutes a day. That is close but sometimes I can easily over the time of a day put in 1 to 2 hours.

Getting back to Pre Game and Active Rain, I prepare myself for a day of Real Estate fun by using the thoughts I fine here on Active Rain. My thought of today is the tax credit and first time home buyer money that is being offer here in LA. Active Rain = preparation. Many of us have the same views but sometimes we just need to hear the points in a different manner.

One Down One to Go ~ The Most Wonderful Day of The Year

No not a closings, but back to school. Today my oldest headed off to his first day of Seventh grade at St. Philip Neri in Metairie, LA. He has been attending his mother’s grammer school since 2nd grade. This is a little Catholic elementary and middle school. The total population, at least last year, under 700 students. The principle, teachers and staff are top notch. One down and one to go, well Jacob is on his way and his sister is still awaiting her first day on Tuesday. My hope is for ALL our kids to go to school and reach what ever goal they may have in life.

I spent last Saturday with my son. He competed in the Second Annual Drive Putt Chip & Junior Tournament Event. This golfing event was held at the TPC of Louisiana. This is the home of the Zurich Classic. I am proud that my son participates in The New Orleans chapter of The First Tee. This is a fine organization which promotes more than just golf. Visit your local chapter. The local chapter board members and volunteers really believe in their commitment to help kids.

My son placed second in the putting contest. He was really excited with his placement. The driving portion he did well but the chipping well let’s just say he has a lot of work in front of him on the up and down.

How to handle a Rental Property Sale
Tenant Concerns

 

When I sell a property I send a type written letter to all the tenants. This letter will include the following information:

  1. The new owner name
  2. Contact information of the new owner
  3. What has happen to their deposits
  4. Copy of their rental agreements
  5. Where to mail their rents to.

This can become a big problem in a transition phase, transfer of ownership. I make it a point to go with the new owner to introduce them to each tenant. I also make it a point to ensure that each tenant know that their rent are going to stay the same. The second most important issue the tenants are concern with is their deposits. I also remind the tenant if they have any questions to call or email.

3 Things to Bring to A Closing
Buyers, Sellers and Realtors

 

You are almost there, the Act of Sale. The buyers and seller both need to be reminded what document to bring to the sale. Here is a list that can be shared with all parties involved. This list is basic for many of us. For those buyers and sellers who may only do one transaction in their entire life, they may find this list most helpful.

Buyers:

  1. Photo Identification i.e.… Drivers License
  2. Certified Funds
  3. Attendance by all include in the ownership/ mortgage

Sellers:

  1. Photo Identification
  2. Keys/Garage Door Opener and Security Code for Alarm
  3. All included in Ownership/Mortgage

At the conclusion of the transaction the buyer and seller will leave with copies of the settlement statement and sale. In addition, the buyer may have a copy of the note, mortgage and other lender documents.

Buyers Decision Making

I am working with a family that is having a hard time making a purchase decision. They have look over the listings I have sent them. They have ridden around and view various properties. I have taken them thru several homes. Still no decision. This couple feels overwhelmed with all to consider.

Some of things this couple and many other are considering:

  1. Are they spending too much on this property?
  2. What if the prices drop and I could get a better deal.
  3. Can they afford all the repairs and maintenance that is require of home buyers.
  4. What if we lose our jobs?
  5. Outside sources are negatively influencing decision.

Pondering over a purchase is fair. As a Realtor, we can show you what comparable homes are selling and have sold for in the given area. A good strategy, after you have been prequalified, is to look for a home that is a little below your ability. This will make you feel better and more confident with your purchase. In addition, by purchasing less than you qualify; you will have a home and little more cash flow to enjoy your home and other things.

Remember to continue to pay down any credit cards to improve your cash flow. Cut down unneeded expenses. Set your sights on an affordable home and don’t be influence by negative outside sources.

Due Diligence

Looking at homes for sale or investment property in Kenner LA it is important to analyze the property. This analyze will look at all the aspect of the property. This phase includes physical inspections and review of all documentation.

Physical Inspection

Now once you have negotiated a purchase agreement you should examined the entire property. Hire a professional inspector. Keep in mind in rental property the unit in some case can be messy. The focus should be on the main structure components. The main area you should focus on: AC/Heating, Roof, Electrical and Plumbing.

Documentation

You Due Diligence should include analyze of the investment property; this should include all financial statements. I like to view the owner’s loss/profit statement. All information which was stated during the negotiation now should be confirmed. Information which should be shared:

  2. Deposits on Hand
  3. Maintenance Agreement (lawn Care, trash removal)
  4. Collection information
  5. Utility Records

As an investor, this one of many strategies I am always thinking of in the purchasing of a home or investment property for sale. It is about the sale of the property. This is important, in the sense of how much money will the property net in the future. Sure no one knows what the future wholes. Case in point Look at today real estate market. This process stems from my background in investing in several properties over the years.

I advise all my investors when purchasing investment property to consider their exit strategy. My exit strategy consists of the exact price that I would accept and sell the property. I purchased a property in early 2005 for 228k. My exit strategy was to net 300k. When I realize that I could get 310K, eighteen months later I sold it. Part of my exit strategy is not a time line. It is boot on the ground campaign. It may have taken 10 years before I was to realize a profit on the sale price. That is alright, you just need to understand that there is no quick fix.

Six Step to Evaluating Rent Rolls

In order to begin to look at investment property value, one should look at the rent rolls. The rent rolls should include at least the following information:

  1. Address of Units
  2. Type of Units: if they are 3 bedroom and 2 baths.
  3. Schedule of Rents: actual rent collect for the last 6 months.
  4. Other income: laundry room
  5. Lease or Rent terms: If tenant is new or about to move out.
  6. Deposit on Hand

At the act of sale this information plus all files, deposits and keys should be transfer. One quick way I evaluate rental property value is to look at the total rents. Let’s say the property is for sale an asking price is 319,000. It is a four Plex. The total rents are 3350.00 per month. I take the $3350.00 and multiply by 1000. That gives me a value of 333,500.00. This at least let me know if there may be a value play as an investor. This is just the beginning. For more information on purchasing rental property call or email. Driftwood and The Cubs Monday, Jul 21 2008 

Chicago Cubs and Driftwoods Subdivision Kenner LA “What do they Have in Common”

This past weekend my family and I made our annual trip to Houston Texas to see the Cubs vs. Astros. This trip had some special meaning. This was our first trip to Houston for an Astros since Hurricane Katarina. Second we were hoping to see a new Chicago Cub in action Chad Gaudin. We not only saw Chad throw some 90 plus mph (sliders or fast balls) but spoke to him for about 5 minutes pre game. We personally do not know Chad. Our common thread was being from the same home town, Kenner LA. We do know several young men who play with him the Kenner Rec League in Kenner LA. He spoke of the time when he lived in Kenner. He also spoke of this childhood time living on Granada Dr. in Driftwood Subdivision. Unfortunately Cubs and Chad lost that night. Just so you know Chad face 5 players that night and struck out 3.

Our next trip is to Chicago for Labor Day Weekend. Hopefully we will see a win at Wrigley Field.

One Tank Trips Houston Texas

This weekend we will continue with our one tank trip series for short and quick getaway. This weekend fun spot is Houston Texas. The event we have been looking forward to with this one tank trip is to watch the best playing team this season in Baseball; the Chicago Cubs. That’s right Saturday Night game, my family and I will be attendance. Louisiana is well represented with four players now in the lineup; to include the recent acquisition of Chad Gaudin from Kenner LA.

7 Points to Consider when looking for a new Home

When I interview a buyer, I always ask a lot of questions. In addition, to the normal financial type’s questions; I want to know about what are the buyer’s expectations and needs in this purchase. Here are some ideas what a buyer should consider when looking for a Home for Sale in Kenner LA.

  1. The first point is relative more than ever with the cost of energy. How far are you from your activities? To include church, clubs and movies.
  2. How are the schools in a given area?
  3. How is crime? Just because the price of a property is great does not mean an area is safe.
  4. How is the area over all? Do you have vacant property or business in the neighborhood?
  5. Do the homes in area appear to be well kept?
  6. Can you get an idea of your resale value? As an investor this question is always on my mind. No one can guarantee the future value of anything. The past of assessment of a neighborhood will give you a good idea.
  7. Drive around the area as much as possible to get a feel for the neighborhood. Talk to as many people as possible who live in the area.

This morning Jim Crawford posted on Atlanta’s Foreclosure rate. As Jim points out Georgia is in the #8 spot. My home state of Louisiana, thank God, holds the #43 spot. For once Louisiana is not in the top 10 for something. According to the article, Louisiana’s statewide foreclosure filings dropped by 17.4% in June. Chimney’s Thursday, Jul 3 2008 

Fireplaces

Here on the south shore of New Orleans many homes do have a fireplace. While viewing homes for sale in Metairie and Kenner LA to today my client ask a few questions on Fireplaces. My question is how often will you  use it. When purchasing a property with a fireplace there are some thoughts the buyer need to consider. The main issue I have is how tall is the chimney. My answer is always as tall as possible. The reason tall is best is due to the smoke going back into the house. The next issue is the damper. The damper should be close when the fireplace is not in use. On my personal home we have a fan to blow the hot air out. We have never use the fireplace just so you know.

In my opinion a Fireplace has no use in rental property. The fireplace is a source for trouble and maintenance. If you have any questions on buying or selling property with fireplaces please feel free to contact me.

Who is he? Your Real Estate Agent!

Do not consider him just a sales person. He is the CEO, a professional. The person who handles all the individual problems…and does not get one red nickel unless you are happy. He will spend countless hours making the whole process happen. When you deal with him, consider him your head coach, as he should not direct you in the wrong direction. CREDIT SCORE

This is the most important factor in getting your mortgage. The credit score is a computer-generated summary calculated at the time of the request and based on information a credit bureau or lender has on file. The scores are based on data about your credit history and payment patterns. Credit scores are important because they are used to assist the lender in determining whether you will obtain a loan. They may also be used to determine what interest rate you may be offered on the mortgage. Credit scores can change over time, depending on your conduct, how your credit history and payment patterns change, etc.

Most banks run 3 bureaus: Equifax, Trans Union, and Experian. The middle score is the score that is used. I want you to get a copy of your “Official” Transcript from these three bureaus, with your credit scores. It is important that you make sure that the credit report uses the “FairIsaac” (FICO) model for the scores, as these are the scores your bank will use. Internet sources use their “OWN” models from the three bureaus…and the scores are different.

The best way is to contact the credit bureaus directly…make sure you order your credit score with the report.

We all have voices. Today being June 6th. It marks the anniversary of D Day. Some sixty four years ago; in one days time 10,000 brave men died defending our way of life.

This year more than ever we should all get out and vote. There are many similar reason for who you should vote for. On the other hand there are major differences. In any case it is our call. Many people in the southern part of the country need to re-register due to moving from the past Hurricanes. Here is a link to an on line voter registration form. It is free. All you do is type in basic information and mail it in.
